“ We’ ve since done some duplex projects in that space. One of the interesting aspects of affordable housing is that you can access interest-free funding from the government, but it does come with certain requirements and constraints. That said, it aligned well with what we were already doing. There’ s a points-based system, and it heavily favors energy-efficient construction, which has been a core focus for us anyway.
“ We’ re not really trying to move into that $ 1 million-plus, ultra high-end market,” he explains.“ What we’ re focused on instead is the move-up buyer; the person building more of a forever home, but typically still under that price point. The strategy is about taking what we’ ve learned as a speculative and neighborhood builder and applying it in a more custom setting. In the past, buyers would choose one of our plans and we’ d modify it for them. Now, we’ re bringing that same process to build-on-your-lot projects, so clients can build where they want while still benefiting from a structured, semi-custom approach.”
Two Structures has developed a resilient and values-driven culture, shaped by both growth and challenge. When the market slowed significantly in 2022, the company faced difficult decisions, including downsizing. While that period tested the team, it ultimately strengthened the organization. As Jay reflects:“ Going through that rough period reinforces that the people still here genuinely care about what we’ re trying to build.” Today, there is a stronger sense of shared purpose and commitment among the team.
